The seller and the buyer split the difference between the $2,400,000 asking price and the buyer’s counter of $2,300,000. Unreal? Unusual? No and no. Here’s why. LOCATION: The home is in Southern California in a highly attractive ‘two-comma’ neighborhood. (See the two commas in the prices above?) SUPPLY: Why was it so quick? There are few houses on the market in that neighborhood. DEMAND: BIG homes are trendy because of COVID. People want to shelter in place in luxury. INTEREST RATES: Interest rates are low (and should remain low next year). Many people ask us what we think will happen in the California real estate market in 2021. We have a few sources that we believe...

Probate Is Not a Negligée Kind of Topic

So, yes, probate is more of a flannel pajamas sort of thing, but people lose sleep over probate—especially if they have not put their assets in a Revocable Living Trust. The idea of having one’s family have to try to sell real properties through the probate process can give anyone nightmares, whatever they’re wearing because the entire process can take up to a year. While the CREM Group specializes in probate properties in Los Angeles and Orange County Communities in California, we still urge people to avoid probate. (More on that below.) Straightforward transfers are relatively easy.   On the other hand, there may be instances where a family residence is placed into a trust that leaves the family home to two heirs, usually 50% each. If the heirs sell the home, they get ...
